This CANNOT be done on the day of closing. There are legal ramifications that require the mortgage broker or lender to sed out disclosures for this program at least 3 business days prior to the closing date. Any submission of this certificate after the 5 days prior rule, and it becomes the discretion of that mortgage broker or lender as to whether they can extend the credit to you. If there is no participating lender or broker in your state, we cannot offer you a certificate unless someone is willing to extend the offer to you.
